Columbia Hill Apartments construction

The Columbia Hill Apartments are being constructed at 1010 S. Frederick Street, Arlington VA 22204, just off Columbia Pike, in the Columbia Forest neighborhood. It is a project of the Arlington Partnership for Affordable Housing (APAH). It is due to be completed in June 2018.

From the architect: "Columbia Hills is the first new housing development approved by Arlington County under the new Neighborhood Form Based Code. The project includes a new, eight story concrete building atop 3-levels of structured parking, a community room for resident programs, 13 Type-A accessible units, 10 units designated for Permanent Supportive Housing, a new playground, roof terrace and 229 new apartment units."

From Arlington County government: "The applicant, Columbia Grove Apartments Limited Partnership, proposes to build an 8-story residential building with 229 multi-family dwelling units on 52,796 square feet of land on the site currently occupied by Columbia Grove apartments without removing any existing units. The new development will achieve Earthcraft Platinum energy efficiency while all 229 units will be affordable.

Zoned “RA14-26” and located within the Columbia Pike Neighborhoods Special Revitalization District
Development required a modification to the maximum building footprint
8-Story, multi-family project
160 reserved (tenant) parking spaces
30 shared (visitor) parking spaces
17 spaces for existing Columbia Grove residents
7,340 square feet of private open space
10 permanent supportive housing units
13 Type-A accessible units
92 bicycle spaces located within garage
Streetscape improvements around the perimeter of the new building (including clear sidewalk, trees and trash bins)"

The project will bring many new affordable living spaces for the community.

There has also been significant controversy in the surrounding neighborhoods regarding the scale of the building, and the disruptions caused by both its large size and by the construction process.
